Palmer Ranch is a master planned development in Sarasota County, Florida. The development community consists of residential, recreational, commercial, industrial and mixed use properties.
The Master Association is the Palmer Ranch Master Property Owners Association, Inc. All owners of Residential, Commercial-Industrial and Recreational properties are Members of the Master Association.
The purpose of the Master Association is enforcement of the covenants, monitoring functions including governmental requirements of the development, maintaining and enhancing the Master Association common area landscape including public road and drainage rights of way, as well as additional responsibilities further defined in the Declaration of Protective Covenants, Conditions and Restrictions for Palmer Ranch.
There are fifteen (15) Board Members; ten are elected from Residential Members, three from Commercial-Industrial and two from Recreational Members. The Declarant has exercised its option by appointing a sixteenth member to the Board.
Nominations for election of Trustees to the Board by the Residential Members, Commercial-Industrial Members, and Recreational Members shall be made by Nominating Committees for each such class of Membership.
Each Nominating Committee shall consist of a chairperson, who shall be a member of the Board and belong to such Residential, Commercial-Industrial, or Recreational class of Membership; and two (2) or more Members of the Master Association who belong to such class of Membership.
Members are represented at all meetings of the Master Association by a Community or Tract Representative. The President of each Association, or another officer of such Sub-Association designated by the President, is the Community or Tract Representative.
Community or Tract Representatives speak, vote and generally act on behalf of the Members they represent.
The Master Association annual assessment is based on a budget approved each year for the following year and set by the Master Association Board of Trustees.
